While a condo overlooking the beachfront most certainly has its lure, Playa del Carmen Real Estate provides buyers with the feature of having many direct access points (on the majority of roads) to the beachfront from Playa del Carmen Homes and condos not directly on the beach. This feature has, in many ways, defined the city's atmosphere, and recently authorities have moved to continue developing the public beach access. For Playa del Carmen Condo and home buyers, this means that properties a few blocks back from the beachfront, which generally sell for considerably lower prices, likewise hold a strong lifestyle appeal. In late March, 2010, authorities of Playa del Carmen's municipality (Solidaridad), accompanied executives of private corporations to tour five sites ear-marked for new development of public access to the beach. The visit was a follow-up to legal proceedings regarding urban planning, land tenure, and other aspects to enable public access. The places visited were Playa Paraiso, two points in Xcalacoco, 88th Street (Colosio Avenue) and another in the northern area of the municipality. Currently, the municipal Land Registry office is in the process of obtaining the plans for the roads at these access points, so proposals can be developed to create complete, direct access. While real estate in Playa del Carmen's downtown area has very well developed road access to numerous public beach access points, allowing home owners either to drive or to walk to the beach easily from just about any condo or home, the areas in the north of the city (towards Cancun) are beginning to gain more attention as well in terms of real estate opportunities. Just north of the city several newer developments have appeared in recent years, and more (such as the neighborhoods in "El Cielo") are just beginning to be developed. New communities which are not directly on the beachfront can continue to offer excellent real estate opportunities with the ongoing improvement and expansion of public access. In the case of the area around Colosio Avenue, it is currently a Mexican working class neighborhood; however, directly on the beachfront a couple of new hotel/condo developments are currently underway. Together with the improved image from the new construction, the proposed improvement of the access point (in addition to several others planned for the area in the future) is likely to open new home purchase opportunities in an improving community. On the whole, Playa del Carmen's ongoing commitment to maintaining and expanding easily accessible public beach access at regular intervals has developed a unique urban atmosphere (including that of the famous Fifth Avenue) and continues to bring a wide range of excellent home and condo opportunities both for those with the funds available for direct beachfront property, and for those buying a few blocks away beachfront on a smaller budget.
